The Barrie Real Estate Market is as
strong as ever in the month of June!!!
According to
the statistics presented by the Barrie and District Association of Realtors
this week, sales indicators for the month of June were strong as we recorded the
second highest sales level on record for the month.
Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. numbered 553 units in June 2014. This was an increase of seven per cent from last June.
Within the City of Barrie sales activity edged up two per cent from a year earlier. The City of Barrie saw 315 residential sales in June. A year-over-year gain of 16 per cent was recorded in surrounding areas, where sales activity totaled 238 units.
“Home sales were still running at very strong levels in June, recording the second highest level on record for the month,” said Jerry Hay, President of the Barrie and District Association of REALTORS®. “New listings also continued to come onto the markets at very strong levels in June. Indeed some of the strength in sales activity we’re seeing right now is likely due to pent-up demand from a quiet winter that was just waiting for properties to become available.”
The year-to-date average price for all homes sold via the Association’s MLS® System in June 2014 was $340,517, up seven per cent from June 2013.
The year-to-date average price figure for homes sold within the City of Barrie was $321,541. This was a seven per cent increase compared to the average selling price at the same time in 2013. The year-to-date average price figure for the surrounding areas was $368,090, an increase of seven per cent.
The Barrie & District Association of REALTORS® cautions that over a period of time, the use of average price information can be useful in establishing trends, but it does not indicate actual prices in widely divergent areas or account for price differentials between geographical areas.
The dollar value of all home sales in June 2014 was $193.8 million, up 15 per cent from year-ago levels.
New residential listings rose 16 per cent from a year earlier to 852 units in June 2014.
Overall supply remains below levels seen in most of the past decade. Active residential listings on the Association’s MLS® System numbered 1,517 units at the end of June 2014, down three per cent from year-ago levels and the lowest June in more than a decade.
There were 2.7 months of inventory at the end of June 2014. This was down from three months at the end of June 2013 and stood below the long-run average for this time of year as well. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
Sales of all property types in the Barrie region numbered 566 units in June, rising nine per cent compared to June 2013. The total value of all properties sold in June 2014 was $196 million, up 15 per cent on a year-over-year basis.
The Barrie and District Association of REALTORS® Inc. covers a geographical area that includes the City of Barrie and part or all of the surrounding townships, including Springwater, Oro-Medonte, Innisfil, Essa, Bradford-West Gwillimbury and Clearview.
